In 2011 the prices in the segment of retail property in Ufa jumped up by 5% and in the segment of office real estate – by 2,5%. For one month the storage facilities in Ufa became by 34% more expensive, the realty agencies network “The Expert” reports.
Thus, the average offer price for one square meter of retail property amounts to 56,6 thousand rubles, office space – 49,6 thousand and storage facilities – 18,9 thousand.
The rent also became more expensive in 2011: retail property went up by 17% (865 rubles for one square meter), offices – by 20% (720 rubles) and storage facilities – by 45% (226,7 rubles).
The analysts say the rise of activity is observed in the market now and that proves that the situation in business sphere is becoming better. Nonetheless the rise of the rent demand is more active because businessmen still try to minimize their risks, refusing from wide-scaled investments in realty.
The prohibition on sales of beer in kiosks and on the bus stops, approved not long ago, as well as prohibition on beer sales after 23 o’clock, can lead to the substantial rise of demand in the apartments, located in the zones, suitable for corner-shops.
