The share of vacant areas in the market of Ufa’s commercial realty makes about 30-40%. According to the specialist of the realty agencies network “The Expert” Vladimir Shulga this segment is stagnating during more than two years and for the first six months of 2010 this situation wasn’t changed.
The business-centers, once being a deficit, looked very suitable objects for the developers. The construction and putting of such centers into exploitation is much simpler than of a tenement. As a result, plenty of new and reconstructed buildings have been planned. But the market’s activity is very low now and in many respects because of the crisis. At the same time now the objects are chosen for precise business. If earlier one could buy an object cheaper just for further resale, now the inflow of investments is close to zero, so every business has its own demands to the commercial immovable property.
Vladimir Shulga believes that for quick activation of the commercial realty market in Ufa any weighty reasons of economic conjuncture are absent now. Activation of a new business also has no prerequisites, able to influence upon the market. All abuilding and suspended objects are the matter of not just one month and till the end of the year this situation will most likely remain unchanged.
