The experts from Ufa construction companies are certain the share of low-height house building in the overall volume of the housing, put into exploitation, has to grow up in the future – this information was ventilated in the analytical center “The Indicators of Realty Market”. In opinion of the experts we have to expect the increase of the share of cottage settlements in our Republic but it is most probably that no substantial changes will be observed in 2010. According to estimations of the experts the growth of realty prices can start just in 2011-2012 and the rates of this growth will be rather slow – at the level of 10-15% per year.
The experts also mark the hypothec crediting of out-of-town dwelling can become an efficient instrument for the increase of the demand in individual cottages in Bashkortostan but for that it is necessary to make the hypothec system for purchase of a cottage much simpler. For today the crediting programs, offered by the developers themselves, remain the most demanded and widely used in practice mechanism for acquisition of an out-of-town housing – it can be either lower interest rate as compared with the traditional hypothec or the special programs, worked up by the developers for, for instance, giving a chance to a client to leave for a new cottage without initial payment etc.
The investigations were made in Ufa and Chelyabinsk with the participation of the experts from 18 companies, 8 of which were specialized in realtor services in the realty market of Bashkortostan.
