The prices in the secondary dwelling market of Ufa have grown up by 0,2% for the last week. For today the average offer price on all types of flats makes 41,65 thousand rubles for one square meter. Thus, one-room flats are offered at 44,4 thousand rubles for one square meter on average, two-room flats – at 41,45 thousand, three-room flats – at 39,1 thousand. The average offer price for the flats with many rooms is 40,8 thousand rubles for one square meter. One square meter of elite dwelling costs in Ufa 57,3 thousand rubles but this category of dwelling isn’t taken into account when calculating the average pricing index.
The index of Ufa dwelling yield is equal to minus 8,0 bank deposits, the market index of hypothec crediting is 12,5% of interest per annum and the index of hypothec credit availability is equal to 0,4.
The analysts indicated that by the end of the first quarter the realty again becomes an attractive “quite harbor” for savings because the growth of prices in the Ufa dwelling market exceeds the inflation now.
For today the cheapest Ufa one-room flat is sold at 1,07 million rubles and the most expensive five-room flat in the downtown is offered at 20 million rubles. The most expensive cottage in Ufa suburbs costs 23 million rubles (the total area is 490 square meters plus the surrounding land area in property).
