After the eight-year growth of prices in the market of commercial realty in Ufa the experts register substantial drop of the rent and analysts of the realty agencies network “The Expert” bind the tendency with the general economic situation in Russia. The ratio between the offer and the demand is altered and now tenants and buyers begin to dictate the prices in this market segment.
The demand in commercial immovable property is low and the tenants are interested mainly in the apartments with the area 80-100 square meters. The apartments in the historical center of the city are still in high demand as well as on October Avenue, where the highest business activity is observed. The average sale prices for commercial realty in Ufa made 60 thousand rubles in November and the average rent was 820 rubles for one square meter per month.
The manufacturing facilities are mainly leased in the northern part of the city (the industrial zone). The facilities with the area 100-700 square meters face the highest demand. The prices for storage rooms fell by 10% in November, making nine thousand rubles for one square meter.
The office apartments in November were sold out at 40,5 thousand rubles for one square meter on average. As compared with October the prices fell by 10%. One may lease the office at 450 rubles for one square meter per month.
