The prices in the secondary dwelling market of Ufa have grown up by 1,1% on the last week. Now one square meter of housing in Ufa costs 39,07 thousand rubles on average.
The accumulated for the last year pent-up demand determines the situation in the realty market now and further activity in this market segment will depend upon availability of hypothec credits in Ufa banks, specialists of the realty agencies network “The Expert” say.
Thus, one- and three-room flats have become by 0,6 and 1,5% more expensive correspondingly. Two-room flats have lost 0,5%. At present time sellers offer one-room flats in Ufa at 42,24 thousand rubles for one square meter, two-room flats – at 38,05 thousand rubles and three-room flats – at 37,04 thousand rubles for one meter.
The average offer price for flats with more than three rooms makes 39 thousand rubles for one meter. But real deals are arranged at the prices by 5-10% lower than the abovementioned offer prices.
The market index of hypothec crediting in Ufa on November 23 makes 19% of interest per annum. This is the average percent rate on the hypothec credits, given by the banks to natural persons for dwelling purchase on this dwelling’s security. At that the index of hypothec credit availability is equal to 0,1, i.e. the local banks refuse hypothec credits nine people of ten by this or that reason.
